Starting a NYC Resturant From Scratch: Step by Step

Find the Space

Building a Restaurant Requires finding a space that can equally fit your commercial kitchen and also your seating for your customers. Finding a space can be challenge but having a white box is great or a retail store or even an existing kitchen is great.

 

Something to have in a  Commercial Kitchen/Space

  • Glass Store Front
  • Around 600-800 Sqft if You Are Making it a Eat In Spot
  • Window of some sort in the rear or sides of the property
  • Seperate Electrical Panel


Architecture and DOB Approvals

 Now that you found the space, planning must begin, depending on your store type some modications maybe need to be done. Thus some planning needs to be done, thus we broken this into 2 scenarios if your store was currently a retail store or an existing kitchen.


  • If your existing space is a retail store/warehouse then your whole store needs to be renovated to equipped with new fire suppression system, pluming for sinks, gas lines for stoves and fryers or even electrical is gas is hard to reach. Thus this requires Filings for GC / Plumbing and HVAC And Electrical Filings within the NYC DOB,. Once filed and approved by NYC DOB it would lead to  permits for GC/Plumbing and HVAC and make the store legally complaint with the DOB Code and Department of Health.


  • If your existing space is a kitchen well your in luck because the space will probably already have plumbing lines for the water and gas built in and just need to be hooked up to the equipment. The space if not originally filed with NYC DOB, in which the new filing would use the existing CO (Certificate of Occupancy) for the space, and change the layout or equipments (stove/fridge/fryer) that you want to bring in. Also depending on your style you may want to cosmetically update like the floors, lighting, and paint to bring a fresh look.


At the end of the renovation you must have the following


  • Fire Suppression System Above Stove & Fryer and Anything Flamable
  • A Commercial Sink and Hand Sink Connected to a Grease Trap
  • A Grease Trap
  • At Least a 150/200 Amp power for the store
  • Exit Signs for the Space
  • 90min to 2 Hour Fireproof Door for the Kitchen Area
  • Commercial Store Front Glass

Now comes the important part of the plan, renovating the space can be chanlging depending how the space was orginally before.


  • If the space was a retail store/warehouse then we will need to build and weld an exhaust pipe that takes all the fumes out of the hood into the air. While that is the one obsticle depending on the store commercial spaces are recommended to have 150/200 Amp to cover the electrical needs for the store, this includes exit signs, lighting, electrical outlets. And also having water and drain lines for the sinks and equipment.


  • If the store was a exsiting kitchen then your luck is there again, because upgreading and repair certin items will the remaining items was kept as is


At the end of the renovation you must have the following


  • Fire Suppression System Above Stove & Fryer and Anything Flamable
  • A Commercial Sink and Hand Sink Connected to a Grease Trap
  • A Grease Trap
  • At Least a 150/200 Amp power for the store
  • Exit Signs for the Space

  • Clean Updated Check in Countertop
  • Updated Lighting
  • Floors Updated
